Intea has signed an agreement to acquire a prison in Kristianstad from Specialfastigheter Sverige AB. The lettable area amounts to 6,964 sqm, with the Swedish Prison and Probation Service as the tenant. The transaction’s underlying property value is SEK 135 million, with no deduction for latent taxes.

The facility is located on the Vä 147:3 property in Kristianstad, covering just over 4.3 hectares. It provides a total of 129 places, of which 100 places are in security class 2 and 29 places in security class 3. The lease extends to December 31, 2031, with an annual rental value of SEK 10.9 million, indexed at 85 percent.

“We look forward to expanding our collaboration with the Swedish Prison and Probation Service through this acquisition. The Kristianstad facility will be an important addition to our property portfolio in the area, where we are already well-established with the new justice center and university facilities,” says Peter Jacobsson, Head of Business Development and Projects.

The acquisition is made indirectly through a company, with completion scheduled for the first quarter of 2025. The acquisition is subject to customary regulatory approval.
